What is Shared Ownership?
Shared Ownership is an alternative way to own a property in partnership with Guinness Homes. You own a percentage of the home and pay rent on the remaining share. This may help you get onto the property market sooner.
In addition to your mortgage repayments, you should consider:
– Service charge
– Rent on the share that Guinness own
– Ground rent (on selected homes)

Here’s an example of breakdown of the type of costs you can expect to cover when purchasing a home with Shared Ownership:
– Full purchase price: £370,000.00
– 30% share price: £111,000.00
– Monthly rent based on purchasing a 30% share: £593.54
– Estimated monthly service charge: £55.63
– Ground rent: N/A
You can initially purchase between a 30-75% share subject to affordability and eligibility assessments. The higher your share, the lower the monthly rent repayments on the share you do not own could be. You’ll also need to cover additional legal fees during your purchase.
Am I eligible?
To be eligible for our Shared Ownership scheme there are some basic criteria you need to meet. You can apply to buy the home if both the following apply:
Have a combined annual household income under £80,000, or £90,000 in London
Not own a property, or part of a property, at the time of completing on your purchase – if you own a property, you must have sold it ahead of completion
Be 18 years or older, a resident in the UK and be able to obtain a mortgage
To assess your eligibility, you’ll need to register with a Help to Buy agent. As part of your application, your finances and credit history will be assessed to ensure that you can afford and sustain the rental and mortgage payments.
